Washington Square West – The new ownership of the former United Way building on the corner of 13th and Spruce in Washington Square West are seeking approvals renovate and rent their new acquisition. The property actually encompasses 3 properties (1300-1302 Spruce Street and 1300 South 13th Street), all of which were sold as a package in July of 2011 for 1,250,000 to 1300-1302 Spruce Street, LLC.  The property is currently broken into classrooms with an interior court yard and 2 car parking.  At one point plans existed a first floor restaurant as well as a lobby for a boutique condo building. The second and third floors had plans for 8 unique residential units many are planned as bi-levels.   The total square footage exceeds 15,000 square feet.  According to the Wash West Civic Association, the new owners seek to:

Partially demolish an existing 1-story portion of the structure

Erect a 6’ high fence at the rear yard

Basement: to be used by First Floor commercial space and for apartment utilities

First Floor: vacant commercial space and (2) apartment units

Second Floor: (6) apartment units

Third Floor: (4) apartment units of which (2) are bi-level units which extend to the Fourth Floor

The zoning board has already refused requests to reduce the rear yard from 1,244 sq.ft. to 330 sq.ft.
